Regina Sales Stay Above Long-Term Averages as Inventory Builds Heading Into Winter

Published November 2026 | By Kelsey Smith, Regina REALTOR®

October brought a noticeable shift in Regina real estate. Sales cooled compared to last year's pace but stayed well above the 10-year average, while inventory continued to climb above 2025 levels. The benchmark price eased for the fourth straight month since June's record high, but is still higher than a year ago.  In other words, the market is still healthy, just less frantic than it was this spring and summer.  Whether you're buying your first home, upgrading to accommodate a growing family, investing, or preparing to sell, understanding today's market conditions can help you make more informed decisions.

What Happened in Regina's Real Estate Market?

October continued a trend we've been watching since late summer: the market is gradually moving toward more balanced conditions.
Fewer homes sold than last October, while more listings stayed on the market. That allowed inventory to keep rebuilding, giving buyers more choice than they've had for most of 2026.

For buyers, this is one of the better windows we've seen this year to shop with a little less pressure.
For sellers, conditions are still favourable, but pricing and preparation matter more than they did a few months ago.

Home Sales Cool, but Remain Strong by Historical Standards

Regina recorded 320 residential sales in October, representing:

  • 12% fewer sales than October 2025
  • About 18% above the 10-year average for October
  • About 12% above the 10-year average year-to-date, with 3,170 sales so far in 2026

Demand hasn't disappeared. Buyers are still active, they're just being a bit more selective as more options come onto the market.
Buyers continue to be drawn to Regina for:

  • Stable employment
  • Population growth
  • Interprovincial migration
  • Regina's affordability compared to many larger Canadian cities

Compared with Vancouver, Toronto, Calgary, and even parts of Alberta, Regina continues to offer exceptional value for homebuyers looking to maximize purchasing power.

Inventory Continues to Rebuild

414 new listings came onto the market in October, down 7% from last year but still slightly above the 10-year average.

Regina finished the month with 800 residential listings, representing:

  • 11% more homes than October 2025
  • Still about 32% below the 10-year average

There's an important detail behind that number: nearly 200 of those 800 listings were already conditionally sold and expected to leave the market. Once those are accounted for, Regina heads into November with about 604 truly available homes, or 1.89 months of effective supply.

With more listings available, buyers are seeing:

  • more homes to choose from
  • less competition on many properties
  • fewer multiple-offer situations
  • a bit more room to negotiate

Home Prices Ease From Summer Highs

Regina's benchmark home price was $341,200 in October.
That's:

  • down slightly from $343,900 in September
  • about 4% below June's record high of $356,400
  • still 2.1% higher than one year ago

A gentle fall dip is typical as the market slows down for the season. Year-over-year, values are still moving upward. The average sale price was $352,310, up 3% from last October, and homes sold for 98.7% of list price on average, compared to over 100% during the busy spring market.

How Each Property Type Performed

Detached228Down 5%$362,900Up 2%
Semi-Detached11Down 35%$436,200Up 4%
Row/Townhouse37Down 31%$262,800Up 2%
Apartment40Down 15%$233,400Up 7%

Detached homes remain the heart of the market, accounting for about 70% of sales, and held up best with sales down just 5%. They sold in 29 days on average. Townhomes are where buyers are seeing the biggest jump in choice, with inventory up 61% from last year.
Year-to-date, sales of homes priced $600,000 and above are running ahead of 2025, while sales under $300,000 are down. That points to steady demand from move-up buyers looking for larger family homes.

What Does 2.50 Months of Supply Actually Mean?
Many people hear "months of supply" but aren't sure what it means.
Months of supply measures how long it would take to sell every home currently on the market if no new listings were added.

Generally:

  • 0–2 months = Strong Seller's Market
  • 2–4 months = Seller's Market
  • 4–6 months = Balanced Market
  • 7+ months = Buyer's Market

Regina finished October with 2.50 months of supply, about the same as September (2.55) and up from 1.99 a year ago. That's still well below the 10-year average of 4.74 months.
That means Regina remains a seller's market, but a less intense one than earlier this year:

  • Well-priced homes still sell steadily.
  • Multiple-offer situations are less common than in spring.
  • Buyers have more time to compare homes and negotiate.
  • Sellers who price accurately remain in a strong position.

What This Means for Buyers

If you've been waiting for a calmer market, this fall is giving you a little more breathing room.
Today's successful buyers typically:

  • obtain mortgage pre-approval before beginning their search
  • understand neighbourhood values
  • use the extra inventory to compare options carefully
  • still act decisively when the right home comes along
  • work with an experienced REALTOR® who can spot good value and negotiation opportunities

Keep in mind that inventory is still about a third below long-term norms. If demand picks up again in the spring, today's extra choice may not last.

What This Means for Sellers

Market conditions still favour sellers, but buyers now have more options to compare your home against.
Homes that are:

  • professionally prepared
  • accurately priced
  • well marketed
  • professionally photographed

continue attracting strong buyer interest and sell in about a month on average.
With homes selling just under list price, strategic pricing is more critical now than at any point this year. Overpricing is more likely to lead to longer days on market and price reductions.

What This Means for Move-Up Families

For families planning to sell their current home and buy something bigger, October's numbers work in your favour on both sides of the move.
Your current home: Homes are still selling in about a month, at close to asking price.
Your next home: More listings mean more choice, and sales of $600,000+ homes are up this year as more families move up.
Your timing: A calmer fall and winter market makes it easier to coordinate selling and buying without feeling rushed.

The key is a clear plan for the order of your sale and purchase, so you aren't carrying two homes or scrambling for a place to live.

What This Means for Investors

Regina continues to stand out as one of Canada's more affordable real estate markets.
Apartment benchmark prices rose 7% year-over-year, the strongest gain of any property type, while growing townhome inventory gives investors more selection for entry-level rental properties. Steady population growth and comparatively accessible prices continue to support long-term appreciation and rental demand.

Investors should continue monitoring:

  • rental demand
  • interest rates
  • new housing supply
  • neighbourhood growth patterns

Kelsey's Market Insight

While the statistics tell an important story, they don't capture everything happening on the ground.  What we're seeing is a market that's settling into a more comfortable pace after a very busy first half of the year. Buyers are still out there, but they're taking more time, comparing options and negotiating more than they were in the spring. Well-priced, well-prepared homes continue to sell, while homes that miss the mark on price are sitting longer.
No one can predict future market conditions with certainty. But heading into winter, this is one of the better opportunities we've had in a while for buyers, and especially for families looking to move up, to make a plan without feeling rushed.

Regina Market Outlook

Looking ahead, several factors will continue influencing the local market:

  • Seasonal slowdown through November and December
  • Inventory levels compared to last year
  • Continued, if more measured, buyer demand
  • Population growth
  • Interest rate expectations

Sales and new listings typically slow over the winter months. With inventory sitting above last year's levels, buyers may continue to enjoy a bit more choice and negotiating room through the end of 2026, while sellers who are well-prepared and priced correctly should still see solid results before activity picks up again in the spring.

Frequently Asked Questions

  1. Is Regina currently a buyer's or seller's market?
Regina is still a seller's market with 2.50 months of supply, below the four to six months typically associated with balanced conditions. However, it's less competitive than earlier in 2026, when supply sat below two months.
  2. Are Regina home prices dropping?
The benchmark price dipped to $341,200 in October, down from $343,900 in September. That's a normal seasonal pullback. Prices are still 2.1% higher than a year ago.
  3. Is now a good time to buy in Regina?
While every buyer's situation is different, this fall offers more selection and less competition than the spring and summer. Buyers who are financially prepared and work with an experienced REALTOR® can find excellent opportunities right now.
  4. How long are homes taking to sell?
Homes sold in an average of 32 days in October, much faster than the 10-year average of 52 days. Detached homes sold slightly quicker, averaging 29 days.
  5. Will Regina home prices continue rising?
No one can guarantee future prices. Price growth has slowed as inventory builds, but with supply still well below historical averages and demand above long-term norms, conditions continue to support home values over the long term.
