What to do if your Regina Home for Sale is Not Selling

Picture this: your Regina home is for sale. The sign is up on the yard and the listing is active on Realtor.ca but you’ve had little to no showings and no offers come in. There can be a few reasons why your home isn’t getting the attention and offers it deserves but with strategic efforts it can happen! So what do you do if your Regina home for sale is not selling? Here are a few key factors to analyze:
 

Re-evaluate the condition of home

Condition of the home is a major factor that buyers are looking for. It can be simple things such as painting, cleaning, and general repairs. However, it can also be more of a project like redoing flooring, exterior siding, etc., that the buyers are turned off by. As a seller, its important to have your home as cleaned up and fresh as possible for the buyers to be able to envision themselves in the home. Take the time to go through every aspect of your home to ensure its condition is as good as it can be.

Time of Year

The season in which you list your Regina home for sale can play a part in why it is not selling as well. Homes listed in the winter months may not get as many showings for obvious reasons like feet of snow or -40 weather, however these buyers that are out looking are likely very motivated. That being said, homes listed in the warmer months generally get more traffic, but you as a seller are competing with far more properties.

It’s a good idea to think of the features your home has in order to decide which season to list in. For example, if your home has a fabulous outdoor entertaining area with a pool, firepit, etc., then spring/summer would be best so that that selling feature is showcased at its best.

Online Exposure

With a whopping 99% of buyers looking online for homes, its crucial that your property is properly showcased. If your property cannot be found online and if it doesn’t have the right information provided, you just won’t have success. Virtual tours and social media advertising have been a fantastic way to lure potential buyers for a physical walk-through of the property.

Price

The current market is favouring sellers, however, that doesn’t always reflect higher home values. Sometimes homes need a price reduction and/or relist to show buyers that you are motivated to sell if you don’t receive an offer within the first week. Pricing homes can be tricky, especially in this market, but when priced correctly your Regina home for sale should receive an offer or multiple offers right away.
