We all know it's coming – the colder Regina weather that keeps us inside our cozy homes is just around the corner. As we head into these cooler winter months, many people wonder if this is a good time to list their home for sale. We’ve all heard that the spring market is always hot but there are many positives about selling Regina Real Estate during the colder months as well.

Serious Buyers Only

The spring and summer market can bring out a lot of people to view your home, however; many of those people are not necessarily eager to purchase a home right away and many are ‘looky-loos’. They may have months before they need to buy but because the weather is nice and there’s lots of inventory, they tend to spend more time looking.

The cooler months however seem to bring out only serious buyers. People looking to purchase in the colder months have an agenda with likely a tight deadline. Buyers looking during this time are ready to make an offer – especially if it’s a great house. In the end you may have less people attend your open house or less viewings overall but it's better to have less people that are more serious than an influx of non-serious buyers.

Less Inventory

The inventory in the spring market is usually crowded and inflated as many people think this is the most ideal time to list. This allows the buyers plenty of options when looking to make a purchase and your home can easily get skimmed over and missed with all the other options available to them. While everyone’s prerogative is different, the spring market doesn’t always work the best, timing wise. Perhaps the colder months are the best time for you and your family. I always say the best time to buy or sell a home is when it works for your family and life, and for you that may be these colder months.

Let’s not forget to mention the beautiful curb appeal and ambience the cooler months can create for your home. Snow capped trees in the front yard and a cozy fireplace setting the vibe, can make the potential buyer feel right at home and then they start to imagine their life in a place they will spend a lot of time in.
