Saving for a down payment is the most difficult part of buying a home. Saving money is hard! I get it and so do the banks. So, they have come up with some options for people who want to buy a home but don’t have a down payment. There are certain townhouses for sale in Regina that qualify for no down payment programs. I’ll explain.
The Headstart Program
The Headstart Program is offered exclusively through Conexus Credit Union. It is a program designed to assist people who would normally qualify for a mortgage but don’t have a down payment saved. The purchaser can borrow up to 5% of the purchase price. The amount borrowed will be applied to the mortgage as the down payment and has to be paid back over 5 years.
The amount borrowed will be applied to the mortgage as the down payment. If 5% is borrowed, it is paid back in monthly installments of approx. $265.00.
Even though you can borrow the down payment- you still have to qualify for the requirements of a conventional mortgage:
- Credit score of 620+
- Stable employment
- Ability to produce T4’s, notice of assessments, letter of employment
- Appropriate debt score ratios

Loan Or Line Of Credit:
Kind of along the same lines as the Headstart Program but you can inquire with your personal banking institution about opening a line or credit or securing a loan to assist with your down payment. The mortgage application and qualification process are the same as usual.
Rent to Own:
