Interview questions for a Regina Realtor when SELLING a home

Let’s step away from the typical ‘why should I chose you,’ ‘what makes you better,’ ‘are you qualified to sell my home,’ type questions. I want to give you questions that will actually help you better understand what kind of Regina Realtor you are currently dealing with and if they are right for you. Real estate agents are ALL qualified to sell homes. Some sell more than others, but we are all qualified to sell homes. So, it doesn’t matter if one sells 16 a year and the other sells 25. What does matter is whether or not you will like the agent’s style, communication, marketing efforts and overall quality of the service?


Let’s get started, here are the best questions to ask a Regina Realtor when selling a home:

What methods will you use to sell my home, besides posting on Facebook?

Listing the home on MLS® is probably the most important piece of the puzzle- because 99% of buyers are looking at homes on MLS®. Social media is helpful, and sometimes posting to Facebook sells homes. Social media can sell a home because a buyer will come across the listing on their newsfeed and they’ll send the property to the agent for more information. There are methods such as using MailChimp to notify the other Regina realtors of the new listing. Some agents will host Realtor Open houses to try and get agents into the property so they can send it to their clients. Truthfully, there are dozens of tactics we can use to market your home.

Kelsey’s Answer: How about actually looking for a real live buyer? As a Regina Realtor, I use all the tactics listed above. I host Realtor open houses, I notify the agents of the new listing, I talk to people in my office about the property, I use social media. BUT I also host First Time Home Buyers Seminars, which has put me in front of 200 potential buyers in 2018 alone (this method has actually sold a couple of my own listings). I also spend 2 hours a day prospecting. I get up at the crack of dawn, complete my to-do list for the day, then I spend 2 hours calling, emailing and Facebook messaging the people in my database to catch up and to talk about potential real estate needs they might have (then I head off to appointments). It’s not rocket science, but I think that because actual people are looking for homes, you have to talk to actual people. 

 

It’s apparent that we’re in a buyer’s market, have you personally had success in this market with your own listings?

In this market, Regina Realtors are very aware that properties that are selling are priced well. So, most realtors will be successful if the home is priced competitively. All realtors have seen success in this method. 

Kelsey’s Answer: Yes and no. If I’m being completely honest, some of my listings sell within 2 weeks and some sit on the market for 3 months. Selling a home is a partnership between the real estate agent and the homeowner. The location, price point and amount of inventory in a specific area have a huge bearing on the ability to sell the property quickly. Some sellers just aren’t able or willing to put their home on the market for 3-5% less than its worth in order to generate a quick sale and that’s okay. In this event, strong marketing, communication with other agents and ongoing efforts to find a buyer are important. 

 

How do you intend to communicate with me? What type of information will you communicate?

The Regina Realtor you have hired to represent you on the sale of your home should communicate with you at least once a week. They should provide an update either on other properties that have sold or have come onto MLS® that are similar to yours. They could update you with attendance from open houses or from a Realtor open house. They can provide any feedback that came from other agents who showed the home that week. 

Kelsey’s Answer: Yup, I provide all that information to my clients. After a showing, I reach out to the agent for feedback and then I pass it along to my client when I get it. After any open houses or Realtor open houses, within 1-2 hours I will call or email to provide an overview of how it went and what the turn out was like. I also provide information on how many people have viewed the property online and what’s happening in the marketplace.

I can provide information on how the social media campaigns perform; how many people view the featured listing on my website and how many people view it on Realtor.ca among a couple other of hit counters.
