Interview Questions For A Regina Realtor When BUYING A Home

Buying a home is one of the largest financial transactions a person will ever make, right? So, having a good working relationship with the Regina Realtor you chose to represent you in this purchase will have a large impact on the overall experience. There are plenty of Regina realtors that are qualified and ready to help you find a new home. Some buyers are referred to a realtor, others meet them at an open house or chose them based on their online presence. 


Regardless of how you meet the realtors you plan to interview, having a few good questions to ask either in a phone interview or in person will help you get a better understanding of how that Regina realtor operates and if they are the best choice for you. 

Question 1

How do you intend to find me houses to look at?

All agents work with their clients differently. Some agents will find out what the criteria for the buyer is, set up a few showings of homes they think are best and send them those. Other Regina realtors will send dozens of listings to the buyer and let the buyer chose which homes they would like to see. 

Kelsey’s Answer: Personally, I emphasize teamwork with my clients. I will email my client a handful of listings and indicate which ones I think are best, which ones might have problems or why/why not I think certain listings would be good to view in person. I do this on a daily/weekly basis and I am constantly watching the hot sheets for property that will suit the client. Alternatively, I ask that if the buyer is looking through listings online, that they send me the address’ of properties they would like to see if I haven’t sent it to them already. Teamwork. 

 

Question 2

I’ve never bought a house before and am nervous about all the steps, how will you help me with the process?

A good real estate will truly be with you every step of the way. They will prep and write an offer for you, counselling you and explaining the terms and conditions along the way. They will set up your appointments with the home inspector, negotiate any discovered issues or work with the seller to fix a few items for you prior to possession. All Regina realtors will handle ALL paperwork; they will send the offer to purchase to the mortgage broker and to the lawyers on your behalf. A Regina realtor will coordinate the purchase with you.

Kelsey’s Answer: Depending on the needs of the buyer, I may or may not be a “Helicopter Realtor.” Meaning that I will check on you every step of the way to make sure you have met with the mortgage broker, lawyer, insurance agent and you have set up utilities. I will also provide you with information about buying a home with my “Home Buyers Guide” resource. A booklet that details every single step of the home buying process before we even start looking at homes.

 

Question 3

How can I trust I’m not overpaying for the home I chose?

Real estate agents have access to a database full of active listings and sold properties on the MLS® system. They can pull comparables from the area and use their knowledge to determine a fair price for the house.

Kelsey’s Answer: When you have a home in mind that you think might be ‘the one,’ I will perform a Comparative Market Analysis on it. This is an audit of all active listings and sold listings that are similar to the one you are interested in. By making positive and negative adjustments, I will be able to determine where your offer should start and what would be ‘fair market value’ for the home. By doing this, I am able to provide my clients with a visual on why I think the home is worth x amount of dollars and it also helps them feel confident in their offer.

 

Question 4

How will you advocate for me, as a buyer in this market?

This is a big question and every Regina realtor is different, but it is a good question to ask. I think that realtors should treat their client as the most important person on earth because, at this time, they are. There is so much going on for the buyer at this moment. A down payment can be anywhere from $10,000 to $100,000 and that’s a lot of money to worry about. Overall, the agent should be available, motivated to help and willing to go to bat for you.

Kelsey’s Answer: I always put myself in the buyer’s shoes. I try to imagine what kind of obstacles the buyer might be trying to overcome, and I empathize with the difficulty of the decision-making process. Sometimes it’s just about getting the buyer the best price. It’s a house, not a pair of shoes. The decision to buy is easier for some than others, sure, but that doesn’t mean there isn’t room for support from the real estate agent. I advocate for my clients by ensuring they get what they need. If that means having the sellers repair some small maintenance items that come up in a home inspection or finding someone to patch some drywall after a possession, these are all things I can help with.

 

Overall, I want my clients to feel like they’ve got a support system in place through my services.
