As we get further into the new year and approach the busier time in the Regina real estate market, consumers start to ask again “When is the best time to sell my home?” My response traditionally is to suggest that you list homes for sale in Regina when the time is best for YOU. Not the market. Because trying to time the market does not always align with the things we have going on in our lives. It’s difficult to align a new job or a new baby with the spring market. However, if you are asking simply from a “how can I make the most money” standpoint then here are a few timing suggestions for you.
If you want the quickest sale, aim for mid March.
This is because active buyers may have gone 6-8 weeks searching during a time of year with little inventory. Which means they can be quick to jump at new listings and prompt multiple offers.
If you want to sell for max profit, aim for late April.
This is the busiest time of year with the most active buyers out looking. April & May typically record the highest amount of sales and so it makes sense that this would be the best time to capitalize on the market.
Other pointers for listing homes for sale in Regina to make the most money!
And perhaps the biggest pro tip of all: Remember you have to price your home in line with other market values.
It doesn't matter if you're listing for max profit or at the busiest time of year, if you overprice your Regina home for sale right off the bat you’ll miss out on the most motivated buyers and end up with higher days on market and lower offers. This is often a pitfall of sellers who try to time the market. They are often motivated by money and not by some kind of life factor. Those who move because they have some kind of life event happening are the ones who benefit the most from selling because they do the things they need to go to prepare the home for sale.
