September marked a noticeable shift in Regina real estate. After a record-setting spring and early summer, the market eased into fall with fewer sales, more listings and a slight pullback in prices. Even so, activity stayed well above long-term norms, and Regina remains in seller's market territory. For buyers, this is the most breathing room we've seen in months. For sellers, strategy and pricing matter more than they did in June. Whether you're buying your first home, upgrading to accommodate a growing family, investing, or preparing to sell, understanding today's market conditions can help you make more informed decisions.

What Happened in Regina's Real Estate Market?
September continued a trend that started building through late summer: new listings are rising while sales are easing.
This was the third straight month with more new listings than the year before. With buyers taking a little more time, inventory had room to rebuild for the first time in a while.
For buyers, that means more choice and less pressure.
For sellers, it means the competition is a bit stiffer than it was earlier this year.
Sales Slow From Last Year, but Stay Well Above Average
Regina recorded 327 residential sales in September, representing:
In other words, demand hasn't disappeared. It has simply cooled from the record pace we saw in spring and early summer.
Buyers continue to be drawn to Regina for:
Compared with Vancouver, Toronto, Calgary, and even parts of Alberta, Regina continues to offer exceptional value for homebuyers looking to maximize purchasing power.
Inventory Is Finally Building
497 new listings came onto the market in September, up 6% from last year and nearly 11% above the 10-year average.
Regina finished the month with 832 active residential listings, representing:
It's also worth noting that nearly 200 of those 832 listings were already conditionally sold at month's end. So while inventory is improving, the number of homes truly available is tighter than the headline figure suggests.
When supply improves, buyers often have:
Home Prices Ease From Their Summer Peak
Regina's benchmark home price was $343,900 in September.
That's:
A modest fall pullback is normal in Regina. Prices often soften slightly as the busy season winds down, and they remain above where they were at this time last year.
Homes are also still selling close to asking. The average home sold for 99.3% of list price in September.
How Each Property Type Performed
| Property Type | Sales | Change vs. Sept 2025 | Benchmark Price | Price Change (Y/Y) |
| Detached | 228 | Down 15% | $365,700 | Up 3% |
| Semi-Detached | 17 | Up 42% | $438,500 | Up 5% |
| Row/Townhouse | 47 | Up 31% | $263,500 | Up 2% |
| Apartment | 34 | Down 35% | $234,500 | Up 7% |
Detached homes remain the heart of the market, making up about 70% of sales. They still sold in just 27 days on average. Townhomes saw strong buyer interest, with sales up 31% as more listings came available.
Year-to-date, sales of homes priced $500,000 and above are running ahead of 2025, while sales under $300,000 are down. That points to steady demand from move-up buyers looking for larger family homes.
What Does 2.54 Months of Supply Actually Mean?
Many people hear "months of supply" but aren't sure what it means.
Months of supply measures how long it would take to sell every home currently on the market if no new listings were added.
Generally:
Regina finished September with 2.54 months of supply, up from 2.40 in August and 2.09 a year ago. That's still well below the 10-year average of 4.70 months.
That means Regina remains a seller's market, but a less intense one than earlier this year:
What This Means for Buyers
If you've been waiting for a little less competition, fall 2026 may be your window.
Today's successful buyers typically:
Keep in mind that conditions can tighten again quickly. Spring traditionally brings more buyers back into the market.
What This Means for Sellers
Market conditions still favour sellers, but buyers are becoming more selective.
Homes that are:
With more competing listings, pricing strategically is more important than it was in the spring. Overpricing can lead to longer days on market and, eventually, price reductions.
What This Means for Move-Up Families
For families planning to sell their current home and buy something bigger, September's numbers are encouraging on both sides of the move.
Your current home: Homes are still selling in about a month, at close to asking price.
Your next home: More listings mean more choice, especially in larger detached homes, where sales above $500,000 are up this year.
Your timing: A slightly calmer market makes it easier to coordinate selling and buying without feeling rushed.
The key is a clear plan for the order of your sale and purchase, so you aren't carrying two homes or scrambling for a place to live.
What This Means for Investors
Regina continues to stand out as one of Canada's more affordable real estate markets.
Apartment benchmark prices rose 7% year-over-year, the strongest gain of any property type, while slower apartment sales may create room to negotiate. Steady population growth and comparatively accessible prices continue to support long-term appreciation and rental demand.
Investors should continue monitoring:
Kelsey's Market Insight
While the statistics tell an important story, they don't capture everything happening on the ground. What we're seeing is a market that's catching its breath. Buyers are still active, but they're taking more time and comparing more options. Well-priced, well-prepared homes continue to sell quickly, while homes that miss the mark on price are sitting longer.
No one can predict future market conditions with certainty. But this fall looks like one of the better opportunities we've had in a while for buyers, and especially for families looking to move up, to purchase with a little less pressure.
Regina Market Outlook
Looking ahead, several factors will continue influencing the local market:
If listings continue to outpace sales, expect conditions to keep moving gradually toward balance through the end of the year. Prices are likely to stay relatively stable, with typical seasonal softening, before activity picks up again in the spring.
