Sales stayed well above normal for this time of year, inventory is still historically tight, and prices are holding close to all-time highs. Regina is still very much a seller's market, even with prices easing slightly month over month.

What Happened in Regina's Real Estate Market?
After June's record sales month, July settled into a still-strong but slightly calmer pace. New listings improved modestly compared to earlier in the year, but steady buyer demand kept those homes moving, which meant inventory still couldn't meaningfully rebuild.
For sellers, conditions remain favourable.
For buyers, preparation is still the name of the game.
Home Sales Stay Well Above Normal
Regina recorded 382 residential sales in July, representing:
While the year-over-year dip looks notable, it follows an exceptionally strong June, and July sales remain well ahead of what's typical for this time of year. That tells us demand is still healthy, even as the market's record-setting pace cools slightly.
Buyers continue entering the market thanks to:
Compared with Vancouver, Toronto, Calgary, and even parts of Alberta, Regina continues to offer buyers a lot more purchasing power for their dollar.
Inventory Remains the Biggest Challenge
534 new listings came onto the market in July, a slight improvement from earlier in the year, but still not enough to meaningfully rebuild supply.
Regina finished the month with 755 active residential listings, representing:
When supply stays this tight, buyers often face:
Worth noting: of the 755 active listings, 208 were already conditionally sold and expected to leave the market. Factoring those in, Regina effectively heads into August with closer to 1.43 months of supply, an even tighter number than the headline figure suggests.
Home Prices Ease Slightly, But Remain Near Record Highs
Regina's benchmark home price came in at $349,800 in July. That's:
A small pullback after a record month isn't unusual, and it doesn't change the bigger picture: demand is still outpacing supply, and prices remain historically elevated.
Detached homes remain the most active segment of the market, with a benchmark price of $372,900, up 2.9% year over year. Semi-detached, row/townhouse, and apartment prices are also up compared to last July, with apartments and semi-detached homes seeing some of the strongest annual gains as buyers look for more affordable entry points.
What Does 1.98 Months of Supply Actually Mean?
Months of supply measures how long it would take to sell every home currently on the market if no new listings were added.
Generally:
At 1.98 months of supply, Regina remains firmly in seller's market territory. That means:
What This Means for Buyers
If you're planning to purchase a home in Regina this year, preparation matters more than ever.
Today's successful buyers typically:
1. Obtain mortgage pre-approval before beginning their search
2. Understand neighbourhood values
3. Act quickly when the right property becomes available
4. Work with an experienced REALTOR® who can identify opportunities early
Waiting for inventory to improve may not necessarily result in lower prices if demand remains strong.
What This Means for Sellers
Current market conditions continue to favour sellers.
Homes that are:
That said, pricing strategically still matters. Overpricing can quietly cost you buyer interest even in a market this competitive.
